Q: Do you pay fair prices for land?
A: Yes. Our offers are designed to be a win-win for both parties. All Acres provides a significant service to landowners who want to sell their land quickly considering the time and expense of trying to sell land on the open market. All Acres pays for all fees and closing costs typically incurred by a landowner, and avoids commission costs altogether. All Acres also pays any other costs as needed to ensure a property can be purchased. For example, paying owed property taxes, title clean ups, probate legal fees, etc. All of our offers are priced accordingly.
Q: How does All Acres determine how much to offer for a parcel of land?
A: We look at what other properties are selling for, and what the current market suggests they will do in the future. We take out what a landowner will typically have to pay in commission and fees on these comparable properties to calculate a price on which we base our offer. In addition, we calculate the number of marketing resources, holding costs, and soft costs we’ll need to put into the transaction to prepare your land for development and/or resale to an end buyer. Finally, there is our desired profit we need in order to sustain and grow our business. We earn a fair profit for this service and want you to walk away knowing that you reached your goals.
Q: What makes All Acres different from working with a real estate agent?
A: There are benefits and drawbacks to working with a direct land buying company like All Acres vs. working with a real estate agent. We have a handy comparison table here if that’s easier to process. Ultimately what works best for you depends on your goals, and we can work with you to figure out which path makes the most sense.
All Acres Land Company is a direct land buyer. We’re able to cut out the middleman, close quickly with an all-cash offer, and save you potentially thousands in commission, fees, and closing costs. The tradeoff for this speed, savings, and service is you won’t get market value for your land. To do that, you will likely need to list your land with an agent.
All Acres co-founder Ray Seaman is a licensed real estate agent with eXp Realty and can assist you with listing your property if that’s what you would rather do. As the seller, you will be responsible for paying a 10% commission along with closing costs, which starts at approximately $1,000 and increases with the value of the land. Depending on the location and overall market, land usually takes several months to sell, usually between three and eight months. The reward for these costs and wait time is you’ll be able to sell your land for market value.
Q: Is there any kind of land All Acres won’t buy?
A: We’ve purchased many types of land in all kinds of conditions, but yes, there are currently a couple types of land we typically don’t buy:
1. Landlocked properties with no road access.
2. Properties that contain wetlands.
There are sometimes exceptions to the above, so reach out to us anyway even if your property is landlocked or contains wetlands. For example, we’ll consider wetlands properties that are within larger acreage. Note land like the above will receive offers that take into account our time and effort to address these issues.
Q: Are there ANY hidden costs or fees with All Acres?
A: No. Our offers are “net offers” which means what we offer you is what you will take home on closing day. Simple, straightforward offers are a key part of the value we bring to landowners who want to sell their vacant land quickly.
Q: If I get an offer, is there any obligation that comes with it?
